In early 2020 GMD Solutions carried out the technical due diligence of a logistics building under construction in the town of La Muela, on the southern outskirts of Zaragoza, for its client Spearvest S.A., a Swiss financial consultancy firm, which has been looking for logistics investments in Spain for some months now.

The building, located in the Centrovía industrial park, along the A2 highway, has 4 identical warehouses of more than 5,000m2 joined together on a plot of more than 35,000m2 that will be operated by a well-known Spanish transport company.

GMD Solutions reviewed the different projects, basic and execution, and worked in collaboration with the promoter of the construction. We were able to verify that the architectural part (envelope, carpentry, flooring…) and the different facilities planned for the building (electricity, fire protection, air conditioning, docks) were in compliance with current regulations. In addition, our engineering company provided its expertise as a technical consultant on this project, in collaboration with ProEquity and Dentons España, to help our client better understand the Spanish market and its specificities in terms of project development.

The project started at the beginning of the year with the earthworks thanks to the obtaining of the corresponding license, while the city council was evaluating the granting of the execution license. However, due to the COVID-19 pandemic, there was a delay in obtaining this license, which was delayed and we obtained it at the end of September 2020.

According to a press release issued by Spearvest, the signing of the purchase agreement took place a few days ago and is now official. This building is the second acquisition of the Swiss company in Zaragoza, demonstrating the attractiveness of the Spanish logistics market, despite the global health crisis. GMD Solutions will be in charge of project monitoring for Spearvest, contributing its knowledge and experience to one of its new clients.

The delivery of the building is scheduled for the second quarter of 2021. This project reinforces GMD’s recent and exciting collaboration with Spearvest.
