In 2020, GMD Solutions executed the project management of the comprehensive reform of a luxury home in El Viso neighborhood, north of Madrid. The house, a former school, was completely renovated resulting in numerous spaces with all kinds of luxury, from a movie theater to a landscaped rooftop, and all the projects were carried out with the highest quality finishes.

In total, the house has 459 square meters of habitable space distributed on three floors above ground and a basement. In addition to the house, the property has exterior landscaped areas on a total plot of 437m2. The renovation, with an approximate budget of 2 million euros, was performed in a period of 12 months and delivered last March 2021.

In order to improve the energy efficiency of the house, the exterior of the facade has been refurbished with EIFS (Exterior Insulation and Finish Systems), including the installation of aerothermal energy; and, of course, LED lighting, giving the house a B rating.

The execution project was prepared and directed by the prestigious architect Jacobo García-Germán, and his firm García Germán Arquitectos, with extensive experience in the renovation of luxury homes in the area.

As for the interior design, the renowned architect and decorator Tomás Alía, at the head of Estudio Caramba, has been in charge of designing rooms with an avant-garde look, mixing the best materials on the market with exclusive furniture and elements manufactured ad hoc.

The project was executed by the construction company TALASUR specialized in integral reforms. The project has four floors, including a basement with a cinema room and service area, a ground floor with a large living-dining room and kitchen, and a second floor with bedrooms and bathrooms. In addition, the roof has a rooftop terrace designed for maximum use of space with a modern and minimalist look.

Among its facilities, the house has a newly built elevator, underfloor heating and cooling throughout the house, with support of fan coils, and a state-of-the-art home automation system from the prestigious Bang & Olufsen brand, which integrates everything from lighting to air conditioning.

Our Project Manager, who has more than 15 years of experience in works as important as the bus station in Logroño, performed all the organization of awarding tenders, the direction of execution, and also the health and safety coordination of the different contractor companies, thus, making an integral management work. In addition, the clients received a certification and accounting control of all executions and extraordinary requests arising during the work, thus guaranteeing that the initially planned investment does not deviate from the requirements.
